Planning on moving to a new location, down-sizing, or looking for an easier way to live?  Commonly asked questions we  hear from people looking to move into Blackberry Hill Village.

What is a manufactured home?

A manufactured home is constructed entirely in a controlled factory environment, built to the federal Manufactured Home Construction and Safety Standards, better known as the HUD Code. Starting in 1976, the HUD Code established a stringent series of construction and safety standards that ensure that today’s manufactured homes are superior to “mobile homes,” the term used for factory-built homes produced prior to the HUD Code. Since then, manufactured homes are dramatically different in appearance and quality than those built before 1976. Manufactured homes, like site built homes, are now available in a variety of designs, floor plans, and amenities.

Is this a condominium or cooperative?

No,  Homeowners purchase their own home which is placed on land owned by Blackberry Hill Village. Bound by town, state, and federal regulations the community will be a land lease community.  The roads are built to town specifications but will be privately maintained.

Are pets allowed?

Yes. Each home is allowed two household pets, such as a dog and a cat.  Outside pens or runs will not be allowed.

Can I have a shed on my lot?

No, but homes are provided with an oversized garage that is designed to keep belongings out of view.

Will there be a community center or recreation areas?

Yes. Two pickle ball courts are available for homeowners and their guests.  We are currently in the process of building the community center near the entrance.  

Do I pay taxes on the home and how much are they?

The homeowner pays taxes on the home.

What is the monthly lot rent and what does it include?

$495 per month covers the road maintenance and plowing, snowplowing the driveway, lawn mowing and fertilization, spring and fall clean-up, weekly curbside trash pick-up and use of the pickle ball courts and the club house when completed.

What are my rights and responsibilities as a homeowner?

What are the utilities to the home that we pay for?

Homeowners pay the town of Berwick for water, the Berwick Sewer District for sewer, Central Maine Power for electric, and Eastern Propane for heat, kitchen range and optional BBQ grill.  Xfinity (Comcast) for cable.
