Homes are setting a new standard

Pine Grove Homes are set on professionally irrigated and landscaped lots, serviced by town water and the Berwick Sewer District.

Designed for convenience, Blackberry Hill Village takes care of many of the chores associated with homeownership. The community maintains the roads and driveways in winter, mows the lawns, manages the irrigation system and provides curbside trash pickup.

Street names inspired by Down East Maine seaports make every home easy to locate for visitors, deliveries, and—most importantly—emergency services. Any 911 call from a new street will be instantly recognized as originating from Blackberry Hill Village.

The clubhouse is the social hub of Blackberry Hill Village, where neighbors gather for coffee, conversation, and community events. Enjoy a screened porch perfect for warm summer evenings, a patio with a crackling fire pit, and horseshoe pits for friendly competition. A calendar of activities—from social hours and book clubs to yoga and game-day gatherings—keeps residents active and connected.

Just steps away, two pickleball courts offer fun and fitness, while scenic walking trails wind along pine- and hemlock-lined Worcester Brook, inviting leisurely strolls and peaceful moments in nature.

A Bit About Us

The arduous process of gaining permits for this project began in 2006, became stalled during the recession, then amended and approved in 2020 by the Maine Department of Environmental Protection.  Local investor, Mark G. Phillips, has owned property in Berwick since 1972 and is the principal behind Black Dog Realty, LLC, the owner of Blackberry Hill Village.  He and his wife Rose are developing Blackberry Hill Village utilizing local contractors and American made products.
